Director of Facilities - Anticipated

Duties

1. Directs major maintenance and repairs of all school property.
2. Assists in making staffing recommendations to the Superintendent.
a. Recommends number of staff needed to properly care for all buildings.
b. Makes recommendations to promote, dismiss or demote employees when
necessary.

3. Supervises and instructs personnel in the safe, proper and efficient use of all equipment.
4. Coordinates with the building principals in setting up work schedules of custodians.
a. Provides for substitutes, when needed.
b. Works with building head custodians to staff summer help, when needed.
5. Supervises and evaluates all custodians and ground maintenance staff.
a. Reviews, updates, and implements standard operating procedures (SOPs).
b. Trains and ensures compliance with all standard operating procedures (SOPs),
including, but not limited to, the proper use of materials and chemicals.
c. Maintains consistent meetings with all head custodians.
6. Assists and works with Director of Technology to support technology program through
proper wiring and electricity support.
7. Develops and maintains an energy management program.
a. Maintains contracts and partnerships with energy providers
b. Tracks and reviews the use of utilities and recurring bills
c. Reviews and develops cost-saving measures
8. Develops and maintains a preventative maintenance program.
a. Schedules preventative maintenance so as not to interfere with the educational
program.
b. Develops maintenance schedules for heating, air conditioning, pneumatic
controls, filters, etc.

9. Maintains a standardized program of cleaning, maintenance, and upkeep of grounds
throughout the district.
a. Schedules major cleaning projects such as stripping floors, wall washing, carpet
shampooing, etc.
b. Maintains a summer cleaning schedule for the school buildings.
c. Develops and ensures both staffing and compliance that ensures that ongoing
maintenance, including work orders, boiler checks, and other grounds related
duties are completed in a timely and cost-effective manner.
10. Assists Superintendent, or designee, in developing budget.
a. Meets annually with principals to go over areas of improvement within buildings.
b. Reports to Business Manager on the condition of buildings, grounds and fixed
equipment.
c. Makes recommendations for changes or improvements of heating, air
conditioning and buildings.
d. Ensures and collaborates with head custodians to operate within budget and find
cost saving measures.

11. Direct liaison with District Architect on all building projects.
a. Assists in preparation of specifications and bids for all buildings projects.
b. Supervises the preparation and execution of all plans for alterations of properties.
c. Provides supervision of projects and outside contractors.
d. Assists in the creation and on-going review of long-term district projects
12. Coordinates inspections of school buildings with local fire department and maintains
buildings within fire code.
13. Coordinates inspections of school building with Regional Office of Education and
updates physical buildings as required.
14. Maintains compliance with local, State and Federal safety and health requirements.
15. Maintains a proper security access program to all District buildings.
a. Ensures all access points and points of egress are in working order
b. Coordinates with the Director of Technology to ensure that all fobs and keys are
tracked appropriately

16. Maintains blueprints, working drawings, parts manuals, schematics, floor plans,
warrantees, and other related documents and materials in an organized manner.
17. Develops, reviews, and implements grounds schedules, procedures, and compliance
with processes such as, but not limited to, snow removal, grass cutting, paving, etc.
18. Arranges for after-school hours emergency procedures, including, but not limited to, the
coverage of athletic events, facility emergencies after-hours, snow removal/winter clean-
up, and any other maintenance or facility/grounds issues that impact the educational
environment.
19. Complies with all District policies, regulations and procedures as established by the
Board of Education.
20. Other duties as assigned.

Qualifications

1. Experience in the areas of planning and maintaining physical facilities.
2. Knowledge of the basic principles of budgeting, construction, maintenance, heating, air
conditioning, custodial services and security.
3. Experience leading a team of 5 or more (preferred)
4. Experience leading and driving change initiatives (preferred)
5. Demonstrates aptitude for the successful performance of the tasks listed
6. Able to move and lift objects at least fifty pounds
7. Valid driver's license

General Responsibilities: Responsible for the overall maintenance and upkeep of district
facilities, grounds, and department budget. Supervise and evaluate
grounds/maintenance and custodial staff.

Salary/Benefits

Salary: Based on experience. Minimum Salary $80,000
